Davie homes tend to be bigger than the rest of Broward, and so are the remodels. The older ranch homes from the 1970s and 80s, many on half-acre and acre lots off Orange Drive and in the western part of town, usually come with a large kitchen that was never laid out well: a peninsula cutting the room in half, a pantry in the wrong corner, a family room on the other side of a wall that doesn’t need to be there. These are the kitchens where we do full rebuilds: wall out, island in, cabinets built on site to the full length of the room.
The newer subdivisions, Long Lake Ranches, Imagination Farms, Forest Ridge, and the communities along Stirling Road, were built in the late 90s and 2000s with builder-grade kitchens and baths that are now due for their first real remodel. The master bath in these homes almost always has a corner tub nobody uses; converting that space to a walk-in shower is the most common bathroom request we get in Davie.

Permits for a Kitchen or Bathroom Remodel in Davie
Davie is its own permitting authority. Inside town limits, your permit goes through the Town of Davie Building Division, not Broward County.
You need a permit when a remodel moves plumbing, adds or relocates electrical circuits, or removes or alters a wall. Replacing cabinets, countertops, a vanity, or tile in the same footprint usually does not. We tell you which category your project falls into during the estimate, and we handle the permit either way.
Three things to know about Davie specifically:
- Older electrical in 70s and 80s homes. Many of Davie’s ranch homes still have the original panel and, in some cases, aluminum branch wiring. A kitchen remodel that adds circuits for a new range, oven, or island outlets will bring this up at inspection. We check the panel at the estimate and price any upgrade into the written scope.
- Septic and well on older lots. Some of the larger western Davie properties are on septic, and a few are on well water. Relocating a kitchen sink or adding a bathroom drain still works, but the drain routing and any water-treatment equipment need to be accounted for in the plan. We ask at the estimate.
- HOA and condo rules. The newer subdivisions have active HOAs that typically want notice, license, and insurance before contractor work begins. Condo communities add scheduled water shutoffs and work hours. We prepare the package.
